Single Storey Rear Extension and Dormer Loft Conversion

The original house consisted of 2 up 2 down Victorian terrace with a two storey rear extension which accommodated a kitchen and bathroom on the first floor.

The client approached Arcline Architecture with the intention of improving the kitchen space at the rear of the house while also providing additional bedroom accommodation and bathroom facilities on the upper floors.

Through careful consideration, thoughtful design and working closely with the client Arcline Architecture produced a successful scheme which met the client’s needs and provided them with much needed additional internal space.

On the ground floor, Arcline Architecture under the homeowners ‘permitted development’ rights proposed a single storey infill extension which stretched the width of the house and extended from the existing rear 2 storey element. The new extension improved the layout and size of the kitchen while also providing sufficient space for dining room facilities.

To improve the visual aspect from the new extension large rear windows and French patio doors were introduced maximising natural light, improving access and connecting the new extension with the rear garden. Within the roof of the single storey element large slanted roof windows were proposed increasing the height of the space and making a feature of the dining area by creating a glazed envelope, allowing views to the sky and rear garden from deep within the plan.

The home owner would have liked to extend further to the rear but due to limitations under the clients permitted development rights and the lack of rear amenity space it was not feasible.

On the second floor, again under permitted development an L-shaped dormer loft conversion was also consented to create more space by extending the unused area beneath the pitched roof and also involved the redesign of the existing staircase to provide sufficient access compliant with Building Regulations.

The proposed dormer extension projected out from the rear elevation and was within the 40 cubic metre requirements compliant with the permitted development. The cleverly designed extension triples the amount of useable floor space within the roof and provided the homeowner with a large master bedroom and ensuite within the main roof space and an additional 4th bedroom within the roof of the existing 2 storey rear extension.

Velux windows were proposed within the pitched element at the front of the property providing light into the master bedroom and ensuite, while a Juliet balcony was introduced on the rear elevation of the dormer to maximise natural light into the master bedroom and provide views over the rear amenity space. Two single casement windows were proposed on the rear elevation of Bedroom 4 to tie in with the Juliet balcony and ground floor glazing.

To match the existing vernacular of the dwelling, contemporary Crittall windows were introduced on the rear elevation both on the ground and second floor extensions. The ground floor extension was constructed from brickwork to match the existing house, while the second floor dormer extension was constructed from slate walls to match the original roof. Constructing the extension using similar materials to the existing property prevented the need for a full planning application.
